Housing & property data
House prices and short-term rentals in Python: HM Land Registry price paid data, Inside Airbnb listings and calendars, price maps by area, hedonic and repeat-sales indices, and the parsing and joining traps in both.
Property data comes in two kinds that are easy to confuse: records of what homes actually sold for, and listings that say what someone is asking. The guides here work with both. HM Land Registry Price Paid Data gives every registered sale in England and Wales, and Inside Airbnb gives scraped short-term rental listings for Washington, D.C. They read the headerless price files, map medians by local authority, build monthly series and repeat-sales indices, measure new-build premiums, rank streets, analyse listing prices, calendars, hosts and distance to transit, and fix the parsing, joining, outlier and location traps along the way.
Every number comes from a run. In 2024 England and Wales had 931,453 registered transactions, 763,905 of them standard sales, at a median of £291,000 against a mean of £369,875. District medians ran from £130,000 in Burnley to £1,237,500 in Kensington and Chelsea. Between 2019 and 2024 the repeat-sales index rose 33.0% while the median rose 21.3%. In D.C. the 24 June 2026 snapshot had 6,945 listings from 3,218 hosts, and 66% of listings belonged to hosts with more than one.
